Description
Oak Tree House is a substantial detached family house situated in an outstanding position on the outskirts of this charming village with fine views to the west over the Test Valley. The property has a small hobby vineyard (‘Sour Grapes ‘Vineyard’) planted with both red and white grapes which is supported by a single story annexe named ‘The Winery’ which can also be used as a superb guest annexe overlooking the vines.
The main house is beautifully proportioned, extending to nearly 6000 sq. ft. and offering substantial family accommodation of immense character. The property is a wonderful party house with a large open plan living space at its heart but with smaller more intimate reception rooms for cosy evenings in front of a movie. The large reception hall sets the tone with the drawing room extending to 40 x 22’5, a stunning space with gallery over, wine store, and doors that open on to the rear terrace. There are four further reception rooms and an exceptional kitchen/dining room. The kitchen/dining room is extremely spacious with an oversized island and doors opening on to the rear terrace. From the kitchen/dining room there is access through to the games room providing a superb space for entertainment which then leads into the study.
On the first floor there is a large landing with access to the bedrooms including the generous principal suite which benefits from a large dressing room, bathroom and balcony with stunning views. Bedroom two is also spacious and
benefits from a dressing room as well as a gallery overlooking the drawing room and a superb view over the grounds. The remaining three bedrooms all have en suite facilities and two
have access to the balcony.
OUTSIDE
The property is approached through a gated driveway that passes the annexe and vineyard to a parking area. A pathway from here leads over a large ornamental pond and towards the front door.
The gardens and grounds are exceptional, a quiet environment with far reaching views from the property and it’s terraces. The grounds extend in all to approximately 3.78 acres, a large area of which is the vineyard and could equally be returned to paddocks if required. The formal gardens surround the main house, with ornamental water gardens to the front, a swimming pool complex (in need of replacing) with a pool house to the side and formal lawns to the west. The property also benefits from a separate vehicular access, providing further parking and adjacent to a studio/office and
workshop.
The annexe was formerly the winery. This superb building offers first class open plan accommodation within a timber framed building with glazed front aspect. The annexe has a
separate shower room and a covered porch outside.
