A Grade II listed Georgian terraced house, 28 Wellsway is a deceptively spacious home arranged over three well-proportioned floors which boasts a charming rear garden, complete with a pergola draped in grapevines, creating a tranquil outdoor retreat.
Believed to have been built in 1821 as one of four properties, the house is nestled in the sought-after Bear Flat area of Bath a vibrant community known for its excellent independent shops, eateries, and good access to schools. Just a short distance from the citys bustling centre and railway station, it offers quick connections to Bristol and London while also being near green spaces. We were drawn to the houses unique character and charm and immediately saw its potential as the perfect home for our growing family, say the owners. It offers space and flexibility as the large rooms are very adaptable. Once you close the front door its quiet and incredibly peaceful. The kitchen is large enough for both family meals and entertaining, whilst the garden is a sun trap in the evenings, giving the perfect excuse to sit and eat outside. With several primary and secondary schools nearby, its an ideal location for families. Bear Flat has everything on your doorstep a pharmacy, two supermarkets, lovely cafés, a gym, nearby parks, and The Bear pub. In recent years, the owners have made thoughtful updates, including renovating the shower room, redesigning the garden with raised flower beds, and replacing the pergola. Theyve also installed a garden shed for extra storage. For those cold winter nights, we added a wood-burning stove in the sitting room, which makes the space feel even more inviting. With a wonderful garden room opening onto the garden, a snug with a vaulted ceiling, good-sized bedrooms, and a sitting room with lovely views, this home has great appeal.
The kitchen is spacious enough to accommodate a large dining table, making it ideal for hosting guests.
The garden room is a delight. One of our favourite things is to sit on the sofa, reading a book, with the sun streaming through the open French doors.
During the summer months, we love to migrate outside onto the patio to soak up the afternoon sunshine and evening sunsets.
Our neighbours are incredibly friendly. We regularly chat in person and via a WhatsApp group, and we even take turns hosting curry nights! As a family, we will always cherish the wonderful memories weve made in this home.
